Warren winters are no joke. Lake-effect freeze cycles in November through March push exposed pipes past their breaking point, especially against exterior walls and in unheated crawl spaces. Frost line here is 42", which is why outdoor faucets need to be shut off and drained every fall.

From February through April, Warren basements take a beating. Snow on heavy clay soil melts faster than the ground can absorb it, water table rises, and any weak point in your foundation finds it. This is when we get the most sump pump failure and basement flooding calls of the entire year.

Warren's housing stock spans 1880s Courthouse-era homes downtown, dense early-1900s neighborhoods around the steel mills, and 1950s ranches on the outskirts. Galvanized supply and clay sewer laterals dominate the older core, with sewer backups and repipes the most common calls.
